We’re seeking a Property Manager to oversee and manage multiple office, industrial, and commercial properties in Costa Rica, with a primary base in San Pedro, San José, and responsibilities covering Escazú, Coyol, Tres Rios, and Cartago.
This role ensures that all buildings and facilities are well-maintained, efficiently operated, and meet the highest standards of tenant satisfaction. The Property Manager will be responsible for lease administration, financial and commercial management, tenant relations, and operational oversight, ensuring the properties run smoothly while maintaining financial benchmarks.

Responsibilities
Maintain internal financial benchmarks for occupancy levels, income, and cash flow.
Develop annual operating budgets and property business plans to increase revenue and control costs.
Oversee daily operations of the buildings, ensuring compliance with company policies and approved budgets.
Identify and implement operational cost-saving opportunities.
Act as the main point of contact for tenants, addressing concerns and ensuring high satisfaction levels.
Manage lease administration, renewals, and reviews in coordination with Legal and Finance teams.
Handle requests for proposals (RFPs) and conduct property tours for potential tenants.
Oversee and coordinate tenant relocations and access.
Supervise facility operations, including preventive maintenance, security, and cleaning services.
Manage contracts and vendor relationships for HVAC, CCTV, pest control, backup systems, fire suppression, access control, and generators.
Monitor and optimize utilities such as electricity, water, and gas to improve cost efficiency.
Develop and maintain a supplier and contractor database for maintenance, office supplies, and other services.
Analyze real estate market trends and assess their impact on property performance.
Report on high-level property strategy to the management team.
Collaborate with leasing representatives and facilities teams to enhance property value.
Qualifications
- 7+ years of experience in property/facility management or a related field.
- Strong knowledge of the commercial real estate market in Costa Rica
- Proven expertise in lease management, tenant acquisition, and relationship management.
- Experience managing multiple properties and cross-functional teams.
- Fluent in Spanish and English (written and verbal).
- Experience in condominium management, fixed asset control, or free trade zone park management is a plus.
- Bachelor's degree in Business Administration, Real Estate, or a related field (equivalent experience will be considered).
- Strong strategic thinking and problem-solving skills.
- Excellent negotiation, communication, and customer service abilities.
- Self-motivated, results-driven, and able to work both independently and collaboratively.
